This famously charming village offers glorious views across the beach and estuary to the historic fishing port of Appledore. A popular water sports location including a local yacht club, Instow also offers a small selection of shops and pubs, and restaurants serving excellent food - often including the fishermen's 'catch of the day'. Ideal for the walking and cycling enthusiast, with direct access onto the Tarka Trail, which runs along the estuary offering miles of scenic, level pathways (cycle hire available) and with the dramatic National Trust coastal footpaths towards and beyond Clovelly in this beautiful area of Outstanding Natural Beauty also easily accessible. The large sandy beach that extends for at least half a mile along the village front makes this an ideal location for a beachside holiday and when the tide is in the estuary comes to life with sailing boats, windsurfers etc. The comprehensive market town amenities of Barnstaple and Bideford and the surfing sands at Westward Ho! are all within 15 minutes drive.

Patio doors from the living room lead to a balcony with table and chairs offering spectacular views over the estuary towards Appledore - a wonderful vantage point from which you may enjoy a leisurely breakfast or experience the spectacular sunsets after a day on the beach or exploring this wonderful area which is now the centre of Britain's first UNESCO Biosphere Reserve.
